Job Description

Finance Director (Real Estate)

Location : One Bangkok

Prefer : Male 
 
Key Responsibilities

1. Financial Strategy and Planning:
   
   • Develop and implement financial strategies aligned with the company’s real estate goals and business plan.
   • Prepare and present financial forecasts, budgets, and long-term financial plans for property acquisition, development, and management.
2. Budgeting and Reporting:
   
   • Oversee the preparation of annual budgets, financial statements, and management reports.
   • Monitor financial performance, analyze variances, and recommend corrective actions.
   • Provide financial insights to the executive team to guide decision-making.
3. Investment and Asset Management:
   
   • Evaluate real estate investment opportunities, including market research and feasibility studies.
   • Manage property portfolios and optimize returns on real estate assets.
   • Develop financing strategies for property development and acquisitions, including debt and equity options.
4. Risk Management and Compliance:
   
   • Identify financial risks and implement strategies to mitigate them.
   • Ensure compliance with financial regulations, tax laws, and industry standards.
   • Collaborate with legal teams to manage contractual and regulatory obligations.
5. Financial Operations and Controls:
   
   • Oversee cash flow management, accounting, and internal controls.
   • Establish and enforce financial policies, procedures, and standards.
   • Lead financial audits and ensure transparency in reporting.
6. Leadership and Team Management:
   
   • Lead, mentor, and develop the finance team to build capacity and performance.
   • Collaborate with other departments, such as operations, sales, and development, to align financial goals with organizational objectives.
   • Represent the finance function in board meetings and stakeholder discussions.

Qualifications

1. Educational Background:
   
   • Bachelor’s degree in Finance, Accounting, or a related field (Master’s degree or CPA/CA preferred).
2. Experience:
   
   • 10+ years of financial management experience, preferably in real estate or a related industry.
   • Proven track record in financial planning, investment analysis, and strategic decision-making.
3. Skills:
   
   • Strong understanding of real estate financial modeling, market analysis, and project financing.
   • Proficiency in financial software and advanced Excel modeling.
   • Excellent analytical, leadership, and communication skills.
   • Knowledge of tax regulations and compliance in real estate transactions.
